We will conduct one site visit with Structural and MEP engineers to confirm existing site conditions and measurements related to their respective disciplines. Additionally, our team will interface with the client’s design team to coordinate accessibility and lighting design issues, ensuring compliance with both US and local codes. Furthermore, we will assist in developing and refining both the project budget and schedule.

Ensure the transition from conceptual design to detailed design is fully aligned with all client requirements. Our team will coordinate code compliance for BOH layout and operations, manage landlord & lease impacting scope of work and review local codes, materials, finishes, fixtures and lighting. Finalize and obtain approvals for storefront design including signage, floor plans including BOH layouts, RCP lighting, elevations, sections, details and materials. Through our sub consultants, we integrate the Structural, Mechanical, Electrical, Plumbing and Fire Protection drawings into the final design production.

Develop detailed Construction Documents integrating the design intent and clearly delineating the scope of work to ensure accurate pricing and construction. Our team will coordinate and provide interior finish details including millwork & contractor-built assemblies. Through our sub consultants, we will prepare Construction Drawings for Structural, Mechanical, Electrical, Plumbing and Fire Protection systems, ensuring all technical engineering requirements are coordinated with the architecture. We will also prepare detailed construction specifications, cut sheets and all documents required for permitting and landlord approvals. Finally, we will distribute bid documents to contractors and subcontractors, respond to requests for clarification during the bidding process, review and compare bids to assist you in awarding the project to a general contractor.

Coordinate with our permit expeditors to review with planning departments, building officials and if required, historic preservation agencies to secure approvals efficiently. I would also attend all necessary meetings and address any plan check comments expeditiously issuing revised drawings as needed.

Our team will make periodic site visits during the construction process to ensure the general contractor’s quality, accuracy and adherence to the design and Construction Documents. Additionally, we will participate in weekly conference calls, as well as reviewing and returning shop drawing submittals and Requests for Information in a timely manner. Furthermore, we will review Change Order and Progress Payment requests with the client and General Contractor. At the end of construction, we will conduct one site visit to prepare a punch list and coordinate with the General Contractor to address all outstanding issues.
